Heavy Industry Floor Systems — Gauteng

Manufacturing & Factory Epoxy Flooring

Industrial-grade epoxy floor systems for production plants, heavy manufacturing and factory environments. Chemical resistance, impact tolerance, machine base integration and OHS-compliant demarcation — built for how your factory actually operates.

Factory Floors Take the Hardest Punishment

A manufacturing floor is exposed to a combination of demands that few other surfaces face: heavy static loads from machinery and racking, dynamic impact from dropped components and tooling, chemical attack from process fluids, oils, coolants and cleaning agents, and constant abrasion from foot traffic and handling equipment, all simultaneously, every day.

The correct response is not a standard coating. It is a floor system specified around the actual demands of your production environment: the load types, the chemical exposure profile, the thermal conditions, the operational hours, and the areas around machine bases and equipment plinths where the substrate often needs repair before any coating is applied.

Jumbo Flooring has been specifying and installing industrial floor systems and equipment rigging in Gauteng’s manufacturing sector for over 35 years. We are accredited Jotun contractors with our own workforce, plant and project management capability where nothing is outsourced.

Floor Systems for Manufacturing Environments

Epoxy Mortar Systems

The highest-build option: aggregate-filled epoxy applied at 6mm to 12mm. Chosen for extreme impact resistance, point loads, areas with significant concrete damage, and environments where the floor must absorb mechanical abuse without cracking or delaminating.

Heavy-Duty Epoxy Screed

Trowel-applied 3mm to 6mm systems for production areas with heavy forklift and handling equipment traffic, chemical resistance requirements, and broad manufacturing environments. More economical than mortar for areas with sound substrate.

Chemical-Resistant Topcoats

For facilities with aggressive chemical exposure — battery acid, strong cleaning agents, solvents, process chemicals — we apply specialist chemical-resistant topcoats specified to the exact reagents present on site. Standard epoxy is not adequate for all chemical environments.

Anti-Static & ESD Flooring

For electronics manufacturing, explosives handling, precision engineering and any environment where electrostatic discharge poses a risk to product or personnel. Earthed epoxy systems with controlled surface resistance to SANS requirements.

What the Installation Scope Includes

Our factory flooring scope runs from bare concrete assessment through to final handover. All work is performed by our own teams, no subcontracted grinding crews or separate line-marking contractors.

Phased installation available. We plan factory floor installations around your production schedule. Areas can be isolated and treated in sequence, allowing manufacturing operations to continue in adjacent zones throughout the project.

  • Substrate assessment — concrete strength, moisture content, crack mapping, existing coating review, machine base condition
  • Concrete repairs — crack injection, spall patching, joint treatment and surface levelling prior to coating
  • Diamond grinding or shot blasting — to the correct ICRI surface profile for system adhesion
  • Machine base and plinth detailing — correct treatment around equipment footings
  • System application — primer, build coats, topcoat to specified thickness
  • Safety demarcation — pedestrian routes, machine exclusion zones, hazard areas, aisle marking
  • Anti-slip finishes — in wet process areas, walkways and access routes
  • Expansion and construction joint treatment
  • Handover documentation

OHS-Compliant Floor Demarcation for Factories

The Occupational Health and Safety Act and its regulations require that workplace floor areas are clearly demarcated where pedestrians and moving equipment share space. Factory floors without clear demarcation carry both regulatory and insurance risk.

We install high-visibility epoxy floor demarcation as part of every factory flooring project, using standard safety colours and your own internal colour scheme where applicable. Epoxy demarcation is integral to the floor system, it does not peel or chip under forklift tyres and does not need repainting.

  • Yellow pedestrian walkways and crossing points
  • Machine and equipment exclusion zones
  • Chemical storage and hazardous material areas
  • Fire equipment access zones
  • Emergency exit routes
  • Production cell and workstation demarcation
  • Quality hold and inspection areas

Frequently Asked Questions

What epoxy system is right for a manufacturing floor?

It depends on your specific production environment: load intensity, chemical exposure, thermal conditions and substrate condition. Heavy manufacturing typically requires epoxy mortar or screed systems at 4mm to 9mm. We do not quote without assessing the site — the correct specification comes from understanding how your facility actually operates.

Can you install the floor without shutting down the factory?

Yes. We work in phases around machinery and production lines, using isolation and temporary barriers to keep adjacent areas operational. After-hours and weekend installation is available. Advance sequencing of the installation plan is done as part of pre-project scoping.

Do you repair the concrete before applying the coating?

Yes, always. Concrete repair — crack injection, spall patching, joint treatment and levelling — is part of our scope. We do not coat over a substandard substrate. The preparation phase is as important as the application phase, and we control both.

What chemicals does epoxy flooring resist?

Standard industrial epoxy resists oils, hydraulic fluids, fuels, and most dilute acids and alkalis. For concentrated chemicals — strong acids, solvents, aggressive cleaning agents — we specify a matched chemical-resistant topcoat based on your exact exposure profile. We ask about this as part of site assessment.
