Why Warehouse Floors Fail — and How to Stop It
A warehouse floor takes more punishment per square metre than almost any other commercial surface. Constant forklift traffic, point-loaded racking feet, pallet drops, and the daily grind of solid rubber wheels on untreated concrete create a cycle of dusting, cracking, and surface breakdown that escalates quickly into a safety and operational problem.
Painted concrete is not an industrial floor system. Neither is a thin decorative coating applied over inadequately prepared substrate. The failure is almost never the epoxy itself — it is the specification gap between what the floor was given and what the operation actually demands.
Jumbo Flooring specifies and installs industrial epoxy systems sized for your operation: the axle loads, the traffic patterns, the chemical exposure, the shift hours. We have been doing this for over 35 years across Gauteng’s industrial nodes — from the East Rand logistics corridor to Midrand’s distribution parks and the Johannesburg south manufacturing belt.
We are accredited Jotun epoxy flooring contractors. Jotun accreditation means your floor is installed to the manufacturer’s specification by a trained, audited team — and your warranty is valid.
Warehouse Flooring Systems We Install
Not every warehouse needs the same system. We match the product build to your specific operational profile.
Heavy-Duty Epoxy Screed
3mm to 6mm broadcast or trowel-applied systems for high forklift traffic, heavy racking, and solid rubber wheel loads. Chemical-resistant topcoats available. Best for: distribution centres, cold chain logistics, manufacturing warehouses.
Epoxy Mortar Systems
High-build aggregate-filled systems for extreme point loads, impact resistance and areas where concrete repairs are required as part of the same scope. Best for: heavy engineering stores, steel stockholders, tyre and automotive logistics.
Self-Levelling Epoxy
2mm to 3mm systems providing a smooth, seamless finish with excellent chemical and abrasion resistance. Suitable for medium forklift traffic and areas where hygiene and cleanability are secondary requirements. Best for: e-commerce fulfilment, garment warehousing, parcel sortation.
Epoxy with Demarcation Overlay
Base floor system with integrated high-visibility floor demarcation — pedestrian lanes, forklift corridors, racking bays, loading zones and hazard areas — applied as part of a single installation scope. Colour to SABS safety standards or your own internal colour scheme.
What a Warehouse Epoxy Floor Installation Covers
Our warehouse flooring scope is complete from start to finish. There is no outsourcing, no subcontracted grinding crews, no separate line-marking contractors. Every element is executed by our own team.
- Concrete assessment and substrate testing — moisture content, tensile pull-off strength, existing coatings, crack mapping
- Floor preparation — diamond grinding or shot blasting to the correct surface profile for the system specified
- Concrete repairs — crack injection, joint repair, spall filling and surface levelling prior to application
- Primer application — penetrating epoxy primer matched to substrate condition and moisture levels
- Base coat and build coats — to specified thickness and system
- Floor demarcation and line marking — integrated into the topcoat or applied as a final layer
- Anti-slip aggregate broadcast — where pedestrian safety or wet areas require it
- Final inspection and handover documentation
Floor Demarcation for Warehouse Safety Compliance
We install high-visibility epoxy floor demarcation that is integrated into the floor system, not painted over it. This means it does not peel, chip, or fade under forklift tyres. Common demarcation elements we install include:
- Yellow pedestrian walkways and crossing points
- Blue or white forklift traffic lanes
- Red or orange hazard zones and exclusion areas
- Green emergency exit routes
- Bay numbering, aisle identification and directional arrows
- Loading bay approach markings
- Racking leg protection zones
Minimising Operational Downtime
Our team can work in phased sections, allowing portions of the warehouse to remain operational while adjacent areas cure. Where downtime is critical, we can specify rapid-cure epoxy systems that return areas to light traffic within 24 hours. For large facilities, we work night shifts and weekends. All of this is scoped and priced before work starts with no surprises.
Our in-house workforce, planners, application teams, rigging and transport means nothing waits on a subcontractor schedule. We control the programme entirely.

Frequently Asked Questions
How long does epoxy flooring last in a warehouse?
A properly specified and installed industrial epoxy floor typically lasts 10 to 15 years in a warehouse environment with normal maintenance. Inadequate surface preparation and incorrect system selection for the actual load type are the most common reasons for premature failure. Annual inspection and localised repairs significantly extend service life.
Can epoxy flooring handle forklift traffic?
How long will my warehouse be out of operation?
Do you do floor demarcation as part of the same project?
What does warehouse epoxy flooring cost per square metre?
Industrial warehouse epoxy flooring in South Africa typically ranges from R600 to as much as R1500 per square metre depending on system thickness, surface preparation required, floor condition, and any demarcation or special finishes.
